The Scariest Surprise After Going Under Contract Isn't the House

by Frankie Bellucci

The scariest part of buying a home isn't always what you find during the inspection.

It's what you didn't prepare for before signing the contract.

Every buyer loves the excitement of finding the right home. The offer gets accepted, everyone's celebrating, and suddenly it feels like the hard part is over.

But here's what I tell my Kansas City buyers:

Getting under contract isn't the finish line. It's where the real work begins.

And the buyers who navigate that process confidently? They're the ones who know what's coming.

🔍 The Inspection Isn't Just a Formality

A home can look perfect during a showing and still have issues hiding behind the walls.

That's why inspections matter.

When you're under contract, you need to understand:

  • What's a normal maintenance issue versus a serious concern? 🏠

  • Which repairs are worth negotiating? 🔧

  • What could affect your financing, insurance, or long-term costs? 💰

Not every inspection finding means you should walk away.

But ignoring a problem because you've already fallen in love with the house? That's where expensive mistakes happen.

⏰ Contract Deadlines Can Make or Break a Deal

Here's something buyers don't always realize:

Real estate contracts come with deadlines. And those deadlines matter.

Between inspections, financing, appraisal, and closing, several things need to happen on time.

Missing an important date could limit your options or put your earnest money at risk, depending on the contract.

My advice?

Don't just sign the paperwork. Understand what you're agreeing to.

A good Realtor should make sure you know what's happening, when it's happening, and what decisions you need to make.

💰 The Purchase Price Isn't the Whole Story

Getting your offer accepted at the right price feels great.

But what happens when you realize there are additional expenses you weren't expecting?

Before closing, buyers should understand:

  • Their estimated closing costs 💵

  • Property taxes and homeowners insurance

  • Potential repair and maintenance expenses

  • Their actual monthly payment after everything is included

In Kansas City, property taxes, insurance costs, and maintenance needs can vary from one property to another.

The goal isn't just to afford the home today. It's to feel comfortable owning it tomorrow.

🏡 Sellers Need to Be Prepared, Too

This isn't just a buyer conversation.

If you're selling your home, surprises can happen on your side of the transaction as well.

Inspection negotiations, appraisal concerns, and unexpected delays can affect your closing timeline.

The best thing a seller can do?

Prepare early. Communicate clearly. Stay ahead of potential problems.

A well-prepared seller is in a much better position to respond when something unexpected comes up.

👊 Frankie Take

The scariest thing about buying or selling a home isn't discovering a problem.

It's discovering that nobody prepared you for it.

You don't need a perfect transaction. You need the right information, a clear plan, and someone who knows how to navigate the unexpected.

That's where I come in.

Thinking about buying or selling in Kansas City? Let's talk through the process before you're under contract, not when you're already dealing with surprises.
